Atlanta-based MDH Partners is making its local presence known by putting its name on the North Jacksonville warehouse it bought in October and leases to Margo Garden Products.
Brown Enterprises of Jacksonville is the contractor for the two permits for signage for “MDH 10501” at a combined cost of $4,450. The city issued the permits Aug. 3.
MDH bought the 555,720-square-foot warehouse for $49.3 million. The center was built in 2019 on 25.95 acres at 10501 Cold Storage Road as Building 100 in Imeson Park.
It sits near the 1.1 million-square-foot Amazon.com center.
MDH Partners owns the property through MDH F3 Dune South LLC.
LBA Realty of Irving, California, sold the property through 10501 Cold Storage Road LLC. It bought the structure for $43.9 million in 2020 from VanTrust Real Estate, which developed Imeson Park.
MDH Partners says it is a real estate investment firm that targets industrial and logistics properties for institutional investors. It has 35 million square feet of properties under management in 33 markets.
MDHPartners.com says the company focuses on locations near growing population centers, ports, intermodal and rail hubs, and interstate access for the industrial market
The Daily Record reported in 2020 that Jacksonville-based Margo State Line Inc. signed a long-term lease for the distribution center.
Margo State Line, founded in 2005, imports and sells decorative pebbles, stones and rocks and other products to The Home Depot, Amazon.com, Walmart Inc., Lowe’s Companies Inc. and other retailers. Its trade name is Margo Garden Products. Margo is the name of founder Michael Spector’s wife.
It has a tenant sign at the front entrance.
