Homebuilder wants to rezone 144.8 acres for “affordable” Bridgewater community.
National homebuilder D.R. Horton Inc. seeks to rezone 144.8 acres in St. Johns County to build 800 townhomes for workforce housing.
The project, called Bridgewater, is planned south of County Road 210 between Interstate 95 and U.S. 1.
D.R. Horton wants to rezone the property from open rural to planned unit development.
The application documents indicate the townhomes will be “priced to be affordable for purchase by teachers, law enforcement officers, firefighters, tourist industry workers and others who are vital to St. Johns County’s economy.”
Plans indicate the 800 townhome units would house 1,952 residents. A total of 1,800 parking spaces are proposed.
The first of three phases is projected to start in 2023. That will include 362 townhomes and 4.11 acres of park and recreation area, which may include playgrounds, playfields, recreational and community structures.
An additional 5.65 acres of park and recreation will be added with future phases.
The development proposes to preserve 44 of the 47.1 acres of wetlands on site.
The property is owned by James Arnold and Robert and Juanita Wilson and is listed by the St. Johns County property appraiser as timberland.
The applicant is listed as D.R. Horton Inc. and the civil engineer is Adkinson Engineering.
