Presidium building almost 700 apartments at $76 million

The city issued permits Jan. 19 for two projects, including at the former Regal Cinemas site.

The city approved construction Jan. 19 for real estate developer Presidium to build almost 700 apartments at a cost of more than $76 million among two communities, including at the former Regal Cinemas along Beach Boulevard.

PG Investco LLC, part of Dallas-based Presidium, is the developer for the Regal Apartments and the JTC Apartments.

LandSouth Construction LLC is the contractor. Dwell Design Studio LLC is the architect.

The 334-unit Regal Apartments will be built at the 15.07-acre site of the former Regal Cinemas at 14051 Beach Blvd. at a cost of $42.78 million.

The 13 permits comprise five four-story apartment buildings and clubhouse, car care, pump house, fitness and trash structures.

The city is reviewing permits to demolish the two-story, 66,133-square-foot theater and for horizontal site work and preparation, including removing asphalt and underground utilities.

The 347-unit  JTC Apartments will be developed on 14.36 acres at 8181 AC Skinner Parkway at a cost of $33.39 million.

The 12 permits comprise four apartment buildings, four carriage houses and clubhouse, pool pavilion, maintenance, pet care and trash buildings.

Presidium has built other projects in Jacksonville including the JTB Luxury Apartments at 8876 AC Skinner Parkway and Presidium Town Center at 7736 AC Skinner Parkway.
