Pulte developing second age-restricted Nocatee community

Deep Creek Landing would offer 320 single-family lots for those 55 or older.

Pulte Homes acquired 22 acres from the Davis family for $25.7 million and plans to develop another Del Webb branded age-restricted community in Nocatee, according to St. Johns County.

The subdivision, called Deep Creek Landing, would consist of up to 320 single-family lots off Crosswater Parkway. The property is west of Deep Creek State Forest and south of Pulte's other age-restricted community, Del Webb Ponte Vedra.

The land was purchased Jan. 8 from Sonoc Company LLC, led by Jed Davis. The deed says the property will be developed as a Del Webb brand age-restricted community and that 80 percent of the homes must be occupied by at least one person who is 55 years or older.

According to Pulte's website, Del Webb is a national brand of “active adult communities” targeted to pre-retirement and retiring baby boomers.

The deed was signed by Pulte's North Florida division president, Clint Ball. He and other Pulte officials did not respond to requests for comment.

The other Del Webb community to the north sells 13 home plans ranging from starting prices of $209,000 to $388,000.
