Valdosta developer plans apartments along San Jose Boulevard

Rise seeks rezoning to a planned unit development.

Rise: A Real Estate Co. from Valdosta, Georgia, applied to the city to rezone 8.98 acres along the east side of San Jose Boulevard at Mandarin Meadows Drive to develop a 260-unit apartment community.

Rise applied through the property owners to change the zoning from commercial office and planned unit development to the San Jose and Mandarin Meadows PUD for the apartment use. The property is largely undeveloped.

Rise, through Mandarin Properties I LLC, applied in May to the St. Johns River Water Management District for an environmental resource permit, which is pending.

Plans for the community comprise a single 109,500-square-foot apartment building with 9,620 square feet of nonresidential area and 24 garage parking spaces, 377 surface parking spaces and a stormwater pond between the development and the adjacent single-family homes. 

The developer was unavailable for comment.

Rise: A Real Estate Co., founded in 1995, is a multifamily and student housing developer, manager and investment company formerly known as Ambling University Development Group. 

Rise, through Rise Properties LLC, is the developer of The Doro, a proposed 247-unit mixed-use project at 102 A. Philip Randolph Blvd. in the Northbank of Downtown Jacksonville.
