This space has been vacant for three months.

The second floor is 1,652 square feet and available for lease. The owner is asking $1,500 a month for a full-service lease, which includes electricity, water and sewer.

“Included in that they would get three large offices, a full kitchen, a reception area, a break area and record storage in the attic,” said Wayne Sanderson, leasing agent with Easton, Sanderson and Company.

The building, which was built in 1904, was purchased by Rotchford and Betancourt Law Firm in 1982. It was remodeled in 1996.

“It’s real neat inside for people who like older historic buildings,” said Sanderson. “It has wood floors and a fire place in every room, high ceilings and crown molding.”

Sanderson said the building would be an ideal location for a court reporter, law firm or insurance agency.

“Basically any office that would like be downtown,” said Sanderson.

There are three parking spaces available for the tenant. If that is not enough, there is a pay lot next door where tenants can park for $15 a month.

The building is within walking distance of City Hall and JEA.

“It is a great location because it is downtown and it is one of the few small spaces available and you would have your own identity in an individual separate space,” said Sanderson.
