Palencia, a planned residential golf course community on the Intracoastal Waterway in St. Johns County, has followed a new direction in planning communities, one that puts the emphasis back on the family unit and community building.

“Every day we hear real estate agents and buyers talk about the innovative and family-oriented atmosphere we are creating here at Palencia,” said Naomi Lumley, Palencia’s sales manager.

The community was designed to reflect St. Augustine’s history and Spanish colonial architectural style in several distinct neighborhoods as part of a community master plan.

The neighborhoods are separated by preserved natural areas and the routing of the golf course. Various lot sizes and price ranges are available. Also, each small neighborhood includes one or more parks for children and families to gather and play.

The community will eventually have 2,642 residential units and 900,000 square feet of retail and office space.

“The idea is to put everything a family needs close to the home, including grocers, retail shops, recreational amenities and parks,” said Walt O’Shea, Palencia’s project manager.

Morrison Homes and Richard R. Dostie New Home Collection offer many floor plans. The seven custom

home builders, Arthur Ruten burg Homes, Benchmark Homes, Dominion Development Corporation, John Kenny Construction Corporation, Inc., McCumber Homes, Inc., North Florida Builders and The Vintage Group, Inc., are available to design personalized homes for buyers.

Home prices start in the low $200,000s and rise to over $2 million.

Each home has a completely different architectural design, allowing the agents to see the possibilities that could be found in a neighborhood of Palencia.

“Family and community are important aspects of Palencia,” said O’Shea. “Palencia was designed to be a family-friendly and community focused, drawing on the design of San Marco and Avondale.”

Amenities the community will offer are a system of parks and trails, swim and fitness center, tennis center, athletic complex, 18-hole championship golf course and a 26,000 square foot golf clubhouse.

“Recreational amenities are an important aspect of any community,” said O’Shea. “At Palencia, we are striving to offer more and better quality amenities for our residents and we’re building them in the initial phase of the project so that residents can enjoy them immediately.”

In addition to their single family homes, Palencia recently announced The Promenade, Palencia’s first condominium homes. The Promenade will be developed by Hardwick and Company and will be located in the heart of Palencia Village. Prices will range from $450,000 to more than $800,000.
