Lots are available on the Intracoastal Waterway in Phase II of Marsh Harbor, Stokes & Company’s gated Palm Valley community. The majority of the lots in the community’s initial phase, which was released a year ago, have been sold. Phase I included 50 lots, with 11 positioned directly on the Intracoastal.
Marsh Harbor is on the southwest side of the Palm Valley Bridge midway between Ponte Vedra and the Nocatee community.
The three available navigable waterfront lots are priced from the mid $700s.
Dock permits, which will enable owners to build substantial docks with boathouses and boatlifts, are in the application stage for all waterfront lots. The lot owners will also have the option to select their builder of choice and build whenever they choose with no mandatory time period.
“This may well be one of the last places on the Intracoastal Waterway between the Palm Valley Bridge and St. Augustine that will offer the ability to obtain a dock permit,” said David Robbins of Victoria Robbins Realty.
“These are wonderful, private lots with great tree overage and expansive views across the Intracoastal Waterway and the Guana Preserve.”
The lots are also right across the street from Marsh Harbor’s amenity center, which will include a swimming pool, cabana and covered lanai for homeowners.
