July permits show decline

Data compiled from city and county building departments by the Northeast Florida Builders Association for the greater Jacksonville area (Clay, Duval, Nassau and St. Johns counties) show 20 percent decrease in the number of permits issued in July compared to June, and an increase over the same period last year. The monthly average in 2005 is 1,473 permits issued, putting Jacksonville on a path to exceed last year’s total by more than 20 percent if the pace continues. Experts believe this will be another high-growth year for the local housing market.

Bryan Lendry, president of the Northeast Florida Builders Association, believes the year-end results will bear out favorable predictions but warns recently implemented impact fees may herald a slowdown in some counties.

“Historically, we expect to see a decline in July compared to June,” Lendry said. “I think the more important comparison is where we are now compared to our year-end total just a few years ago. We broke the 10,000 mark for the first time in 2002, and we’ve been going up ever since. With seven months reported in 2005, we are at 10,314 and we have five months remaining this year.”

Only Nassau County showed an increase over last month, reporting 122 permits issued in July compared to 112 in June. Nassau County was the only county to report a decrease compared to July 2004 numbers. Clay, Duval and St. Johns reported declines in July compared to June, but were ahead of the numbers reported in July 2004.

The monthly average for the four-county area is 1,473, compared to 1,136 this time last year.
