Woodside crew walks models

Glenn Layton, vice president of Woodside Homes, walked the model homes of Amelia Walk, a community between North Hampton and Amelia National along Amelia Concourse Boulevard in Fernandina Beach, last month at the framing stage to evaluate and improve the homes’ design before construction continues.

Layton, along with Jon Wardle, land acquisition, John Harris, project manager and Richie Tharp, superintendent, walked the four new models at Amelia Walk, which is one of the most important aspects of Woodside’s quality assurance program, according to Layton.

“It’s an opportunity to put your best foot forward when building the models,” said Layton. “We can make corrections on the models before finishing.”

On one model, Layton and the Woodside crew with him, decided to move a wall to make room for a larger bathtub.

“We may have had to move a wall, but it makes it more visually appealing,” he said.

John Wardle said sometimes you do see things built that you need to change, adding that the crew comes to the field to see things three dimensionally.

“A little detail adds a huge impact on an overall product,” said Layton. “It makes an average floorplan a great floorplan if you can minimize what the consumer would consider a deficiency in the plan.”

“The easy part is the details. The hard part is understanding who the market is. We have to designing something the market wants,” said Wardle.

Amelia Walk will have 35 different floor plans, with 3-4 elevations per plan and they will be on lots ranging from 50-100 feet. There’s a preserve in the back of the community. Layton said that best part about the community is that 95 percent of the lots are either waterfront or preserve.

Woodside is building in Nassau County because it is in the growth corridor for Northeast Florida, according to Layton.

“It’s where Jacksonville was eight years ago,” he said.

The community has 749 homesites along Lofton Creek Marsh and prices will range from the high $200s to the $800s.

Davidson Companies expand

The Davidson Companies is expanding its reach to include a full-service property management firm.  Sherry Davidson, president of Davidson Realty, Inc. and vice president of Davidson Development, Inc. announced the opening of Davidson Property Management, Inc., which will handle property management and rentals in World Golf Village and surrounding communities.

“Our goal is to serve the needs of our homeowners, along with assisting tenants, while creating a proper harmony for both,” said Davidson. “Over the years, we have received numerous requests for such a service so the timing seemed right as World Golf Village and our company continue to grow.”

Elsie Evans has joined the new company as property manager.  With more than 13 years of experience in the St. Augustine and St. Johns County area, she is also a licensed community association manager.  Evans is currently chairing the St. Johns County Board of Realtors’ Rental Committee, in addition to serving as an ambassador for the St. Johns County Chamber of Commerce.

LandMar in Palm Coast

LandMar Group LLC announces its plans for Grand Landings, a new 1,500-acre master-planned club community with more than 340 acres of heavily wooded preservation areas the company has dedicated as nature preserves and donated to the County. Grand Landings is located six miles from the Atlantic Ocean in the Palm Coast area. Proposed plans include a championship tennis center with 11 planned courts including a stadium court with spectator seating, to croquet, bocce, volleyball, basketball, soccer, swimming, parks and trails. The focal point of the tennis center will be the Grand Landings Tennis Club.

Powers Design Architects will serve as the development’s architect and land planner, Environmental Resource Solutions Inc. has been recruited as the environmental consultant and a number of homebuilders will be included in the project, which will have approximately 750 homes. The builders for Grand Landings include Arthur Rutenberg Homes, David Weekley Homes, Discovery Homes, Howell Homes, ICI Homes and Red Carpet Construction.
