Downtown projects approved

The Downtown Development Review Board approved two projects Thursday, allowing developers to pull building permits and start construction.

It also gave conceptual approval to the Barnett and TRIO mixed-use development, sending developers into the next round of designs and approvals.

The board is part of the Jacksonville Economic Development Commission. Commission Deputy Director Paul Crawford said the board gave conceptual and final approval for renovations to the Burger King at 210 E. State St. The glassed-in dining room will be removed.

Crawford said the proposed Bahri gas and convenience store also received final approval. “They can go ahead and begin pulling their building permits,” he said.

Renderings show that the gas station will carry the Chevron brand.

Crawford said the board conceptually approved the Barnett Building and TRIO project at Adams, Laura and Forsyth streets.

“That project was lauded for the visionary look forward,” said Crawford.

But there also were questions.

“Is this a doable project in such an economic climate? The applicant responded that these are different times now. There are definite challenges, but they are optimistic based on their pro forma that they can go ahead and make the project work,” said Crawford.

Crawford said the conceptual approval allows the developer to begin to develop more detailed architectural plans and specifics.

Developers also will need to go to the Jacksonville Historic Preservation Commission and the State Historic Preservation Officer, he said.
