As two office buildings have become available to lease to multiple tenants, the owner of the Bank of America office campus on Jacksonville’s Southside wants to add a parking garage.

Gramercy Property Trust Inc. of New York owns the 90-acre campus, between Interstate 95 and Southside Boulevard north of The Avenues mall. The office park was developed for Jacksonville-based Barnett Banks, which eventually merged into Bank of America.

An application filed with the St. Johns River Water Management District states the parking structure will be built over an existing parking lot. England-Thims & Miller Inc. is the agent.

Bank of America has consolidated space on the campus in recent years, opening up two office buildings for lease to outside tenants.

In December 2014, Colliers International Northeast Florida began marketing the two buildings, totaling almost 382,040 square feet of space. It signed Tax Defense Network last year for more than 50,000 square feet on the top two floors of Building 100.

That additional office space is considered a valuable commodity in the office market because it can offer large blocks of space in the active Baymeadows and Avenues area to tenants looking for 50,000 to 200,000 square feet of space.

Property records show the campus, at 9000 Southside Blvd., comprises 14 buildings composed of seven office buildings along with two child-care centers, a warehouse, two parking structures and two parking lot booths.

The campus structures total almost 1.24 million square feet of space and were largely developed in 1989.

Records show the two parking garages are each four stories, with one at 685 spaces and the other at almost 1,500.

Plans show the new garage would be built near an existing parking structure and south of Buildings 300 and 400.

Colliers has been marketing the 10-story Building 100 and the five-floor Building 700, which are occupied by Bank of America employees who will relocate within the campus as leasing takes place.

Colliers says in marketing materials that about 328,850 square feet of space remains for lease — eight floors in Building 100 and all of Building 700.

Campus amenities include a cafe, fitness center, conference and training area, and child care.

Bank of America has not confirmed how many employees it has on the campus. Company Chairman and CEO Brian Moynihan said in October 2014 that Bank of America had 8,500 jobs throughout Jacksonville. A bank spokeswoman said through moves and attrition, the number is closer to 8,000 now.

Publix plans $850,000 renovation at Harbour Place

Plans were filed for another Publix Super Markets Inc. renovation in the area, boosting the remodeling and reconstruction investment to at least $18 million among at least 19 stores in Northeast Florida.

Elkins Construction LLC is the contractor for the proposed $850,000 project at the Harbour Place Shopping Center Publix at 13170 Atlantic Blvd.

Elkins will renovate 48,890 square feet of interior space and 4,061 square feet of unenclosed space, the permit application shows. The store, built in 1990, is near the Queen’s Harbour Yacht and Country Club.

Lakeland-based Publix updates it stores on a cycle. The food market is heating up in the area with competitors who are expanding into or within the market, such as Trader Joe’s, Aldi, Whole Foods, Earth Fare, The Fresh Market, Save-A-Lot and Walmart, as well as the Winn-Dixie pilot store in Baymeadows.

The Harbour Place Publix is near The Fresh Market, Winn-Dixie and a new Walmart Neighborhood Market and isn’t far from Earth Fare and BJ’s Wholesale Club.

Kazu Sushi Burrito next to Galleria

Scheduled to open by late summer or early fall, Kazu Sushi Burrito’s space is in review for build-out at the Galleria Marketplace at 6025 Butler Point Road.

Suncoast Industrial & Construction Services Inc. is the contractor for $125,000 in tenant improvements to 1,201 square feet of space.

Smoothie King and Chicken Salad Chick also will open in the center. Another 3,900 square feet is available for lease. The project is developed by brothers Paul and Louis Sleiman.
