Dallas-based Jackson-Shaw announced Tuesday it broke ground for two speculative buildings, totaling 178,000 square feet, at Jacksonville International Tradeport.
The city issued site-clearing permits Dec. 20.
Jacksonville International Tradeport Building 3 will be 124,000 square feet and Building 4 will be 54,000 square feet.
Completion is expected in the third quarter for the one-story structures.
“With only a handful of modern Class-A options remaining in the market, now is the right time to build spec warehouse facilities in Jacksonville,” said Tyler Newman, director of Industrial Brokerage Services at Cushman & Wakefield, in a news release.
Jackson-Shaw said the buildings are strategically located in North Jacksonville adjacent to Jacksonville International Airport.
The site is near Interstates 95 and 295 and the three JaxPort marine terminals.
Michele Wheeler, president and chief operating officer of Jackson-Shaw, said the buildings are in the heart of the tradeport, whose companies include Mercedes-Benz and Coach USA.
Building 3 will offer 32-foot clear heights, 37 dock high doors, 130-foot truck courts, one drive-in ramp, 109 parking spaces and 34 optional trailer storage spaces.
Building 4 will offer 28-foot clear heights, 16 dock high doors, 130-foot truck court, 31 parking spaces and 12 optional trailer drops.
According to the release, Newman will handle leasing for the two facilities.
Jackson-Shaw and investment partner Thackeray Partners co-own the developments, and BB&T provided construction funding.
Late last year, Jackson-Shaw applied for permits for the two buildings. Rick Haskew Jr. was listed as the contractor for the project, which totals almost $7 million for the shell buildings.
Jackson-Shaw wants to build the 124,000-square-foot warehouse on almost 13.5 acres at 13525 International Parkway at a cost of $4.5 million.
The 54,000-square-foot structure is designed on almost 3.6 acres at 13475 International Parkway at a cost of $2.3 million.
Jarzyna & Associates Architects of Amelia Island is the architect.
Both tracts are marketed with capacity for light industrial, distribution and office.
Jackson-Shaw also owns other warehouse properties at the 425-acre tradeport, at southwest I-95 and Airport Road.
Jackson-Shaw says on its website, jacksonshaw.com, it originally bought 995,000 square feet of industrial space and 85 acres at the tradeport.
It completed the 25-acre Creekside Distribution Center, totaling more than 334,000 square feet, and a 127,000-square-foot build-to-suit structure for Ecolab.
Jackson-Shaw says it has four tracts for build-to-suit opportunities. In addition to the two tracts for which plans were filed, it also owns 15.6-acre and 7.7-acre parcels.
