Pet Supermarket adds another location to growth surge

Sunrise-based Pet Supermarket Inc. is adding another store in Jacksonville.

The pet-supplies chain intends to open at 9041 Southside Blvd. in Southside Square, according to a pending building permit application.

Plans show tenant build-out for Pet Supermarket in 8,000 square feet of space near Target and Aldi. It would be the chain’s seventh in Duval County.

Pet Supermarket operates four stores in Jacksonville and Jacksonville Beach.

Two more are coming soon to Village Commons at 4490 Southside Blvd. and Landmark Station at 12740 Atlantic Blvd.

 Pet Supermarkets are smaller than the average Petco and PetSmart stores.

Southpoint Suites Buildings I and II sold

Keith Goldfaden and Daniel Burkhardt of NAI Hallmark Partners announced Monday they represented the seller in the sale of Southpoint Suites Buildings I and II. 

Southpoint Suites, in Southpoint Business Park, consists of 48,808 square feet among two buildings. 

A private investor acquired the property for $2.6 million and plans to continue operating the property as executive office suites, NAI Hallmark said.

NAI Hallmark said Southpoint Suites was purchased by an investor as part of a 1031 exchange because the property offered in-place income in a desirable location at Interstate 95 and Butler Boulevard.

MOD Pizza to add 8 more locations

BBX Capital, which is the exclusive franchisee for MOD Pizza in Florida, intends to develop up to 60 locations throughout the state over five to seven years.

Terry Frank, director of marketing and strategic projects, said the first in Jacksonville should open by year-end and eight more are planned in Northeast Florida.

The first is designed at Bartram Village. Frank said BBX is exploring several areas in Northeast Florida and hopes to announce more locations soon.

“Northeast Florida is a very important market to us as it is a rapidly growing market and one of the fastest-growing areas in Florida,” Frank said.

He said each store will hire 25 to 30 employees.

BBX will develop MOD Pizza locations in Florida through Food for Thought Restaurant Group-Florida LLC.

Frank said MOD was founded on the idea that “if you take care of our people and our communities, the business will largely take care of itself.”

MOD Pizza, founded in 2008, is based in Seattle. It has more than 200 locations in 20 states and five in the United Kingdom.

Biggie’s Pizza to replace Kostas Pizza Italian

GGS Pizzeria Inc. of Jacksonville Beach applied for a certificate of use to open Biggie’s Pizza in Riverside where Kostas Pizza Italian recently closed. 

The 2,160-square-foot, 39-seat restaurant will be at 1053 Park St., where Kostas Pizza Italian operated for 41 years before closing June 10.

Biggie’s Pizza operates at 1333-B N. Third St in Jacksonville Beach.

2nd & Charles building-out in The Strand

The retail explosion along Town Center Parkway will include the build-out of 2nd & Charles, the used-media store owned by Books-A-Million.

Books-A-Million’s real estate development subsidiary, Preferred Growth Properties, is developing The Crossing and The Strand at Town Center, where 2nd & Charles will open. 

The city approved the $225,000 build-out for the 18,815-square-foot store at 4972 Town Center Parkway, No. 100.

It also approved two signs at a cost of $12,000.
