Regency, home to the aging, struggling Regency Square Mall, is sprouting new development north and south of the Arlington shopping center.
While retailers have been leaving the 50-year-old mall and surrounding centers, several projects recently surfaced north of the property, such as apartments, housing, a restaurant, a church campus and a health center.
The Church of Eleven22 wants to open its Arlington campus in the former HHGregg store in the Southside Commons shopping center at 651 Commerce Center Drive.
That 30,000-square-foot church should open starting in January and it also plans a Hope’s Closet thrift store nearby.
Southside Commons is along the east side of the Southside Connector north of Regency Square Mall.
The HHGregg electronics and appliance retailer closed its stores in April. It leased space in the south end unit of the shopping center where it opened in 2007.
It will be the fourth campus for The Church of Eleven22, based at Beach Boulevard and San Pablo Road.
Miami Grill intends to open by early October in a former Zaxby’s restaurant that it remodeled at 9575 Regency Square Blvd. N.
Zaxby’s built a new store next door.
Lennar Homes intends to develop 167 single-family homes on 54 acres west along the Southside Connector, between Lone Star Road and Holland Street. It will be called Mill Creek North.
Miami-based Lennar, the nation’s second-largest homebuilder, is developing the 94-home Mill Creek East, west of the Southside Connector and north of Regency Square Boulevard.
According to a Conditional Capacity Availability Statement filed with the city, a preliminary site plan shows Mill Creek North being developed in two phases.
The first is 104 lots wrapping around an outparcel at the corner of Lone Star Road and Southside Connector.
The remaining 63 lots would be built in phase two, abutting Holland Street to the north with a retention pond separating homes from Southside Connector to the east.
Another residential community, Mill Creek West, also continues to expand.
Near those, Rich Properties LLC filed plans to develop the 378-unit Ibis Pointe Apartments on 28.25 acres at 9150 Lone Star Road west of the Southside Connector.
Plans show 84 one-, 246 two- and 48 three-bedroom units among 20 apartment buildings along with garage structures. Amenities include a clubhouse and pool, tennis court, soccer field, tot lot and dog walk.
St. Vincent’s HealthCare intends to build an almost 12,000-square-foot Health Center along Hutchinson Park Drive, just off Monument Road, to open in summer 2018.
South of the mall, a restaurant and grocery store are in development.
Chipotle Mexican Grill is building a new restaurant at 9495 Atlantic Blvd., the site of a former Pier 1 Imports store.
Close by, Aldi intends to redevelop the former Bed Bath and Beyond at 9317 Atlantic Blvd. into a discount grocery store.
Also south of the mall, Olive Garden recently rebuilt a fire-damaged restaurant and Ollie’s Bargain Outlet and a Skechers outlet opened.
