Industry News: Rutenburg building in Markland’s Wolfe Pointe

Construction underway with prices starting in the $400,000 range.

Arthur Rutenberg Homes is the exclusive builder of lakefront custom homes Markland’s Wolfe Pointe neighborhood, offering homesites with views of the St. Johns County development’s lakes and natural preserves.

Construction is underway on homes that start in the $400,000 range.

The 3,300-square-foot St. George II model is scheduled to open this fall, and will introduce a new line of options.

“This property is perfect for our floor plans because the rear of the homes have west-facing orientation,” says local Arthur Rutenberg Homes owner Mark Refosco. “This allows the afternoon sun to warm your outdoor patio/pool area and to provide colorful sunset views reflected in the lake as it dips below the tree line.”

Markland is being developed by international real estate firm, Hines, at International Golf Parkway. 

Equestrian living planned for St. Johns

Southwind Plantation Corp. boought 102 acres in St. Johns County to develop into an equestrian residential community featuring estate-sized homesites.

The development is along County Road 208 west of Interstate 95. Sales are underway.

Southwind Plantation will feature 20 homesites from 1.5-2 acres along conservation areas. Eleven of the homesites will be within a gated entrance.

Housing mix planned at Riverdale

Riverdale Heritage Land Inc. purchased 1,500 acres along the St. Johns River in St. Johns County to develop into the mixed-use community of Riverdale.

The community will be in the Town of Riverdale, originally platted in 1909.

Riverdale will include river view homesites, town lots with front porches and rear-alley garages, large homesites for estate living and 10-acre farm homesites.

Tthe community will be RV- and boat-friendly, with the Riverdale boat ramp providing boaters, kayakers and fishermen access to the St. Johns River.

D.S. Ware finishes Wildlight model

D.S. Ware completed its first model home in Wildlight. Designed using Wildlight’s Florida lowcountry architectural guidelines, the River Birch model features high ceilings, large windows and a wide front porch. 

The two-bedroom, three-bath cottage home is 2,015 square feet.

Home prices in the community begin in the mid-$200,000s. The River Birch model starts at $304,900.

Pulte acquires land for 2 neighborhoods

The PulteGroup North Florida Division purchased land for two communities in the Jacksonville area that total 190 new residences.

“The two communities will further expand our footprint in Northeast Florida, allowing us to better serve the market at prices they demand,” says David Smith, president of Jacksonville operations for PulteGroup.

 In the Northside, Pulte purchased 30 acres for 85 homesites for Cascade Point at Yellow Bluff and Starratt roads. The community is near UF Health North and River City Marketplace.

 Cascade Point will have seven single-family, open-concept designs featuring at least three bedrooms and two baths, with two-car garages plus floor plans that can be converted to four or five bedrooms with 1,588 to 2,830 square feet.

Pulte also bought 62 acres for 101 homesites in St. Augustine for Villages of Valencia at U.S. 1 and Watson Road. The community will have eight single-family home designs ranging from 1,447 to 2,830 square feet. Each floor plan will have three bedrooms and two baths, with the ability to expand to up to four or five bedrooms.

Six Ponte Vedra Beach lots released

Corner Lot Development Group is releasing six new custom homesites in Preserve Pointe at Ponte Vedra Beach. 

 Preserve Pointe is a 10-lot custom home community at 4410 Palm Valley Road and Landrum Lane.

Prospective residents can bring their own builder or choose to work with one of the community’s two preferred custom builders, Andy Reynolds Homes and John Merrill Homes by Adam Merrill.  Both have homes under construction in the neighborhood.

“There are few places in this very desirable part of Ponte Vedra Beach where you can build a true custom home in a quiet, private luxury neighborhood like Preserve Pointe,” says Corner Lot partner Andy Allen.
