Pattillo plans spec Westside warehouse

“The market seems ready for space,” says company vice president.

With a low industrial vacancy rate in West Jacksonville, Pattillo Industrial Real Estate applied for a permit to build a speculative warehouse in Westside Industrial Park.

Senior Vice President Peter Anderson said the 272,480-square-foot center can be divided for multiple tenants at a minimum of 90,000 square feet.

“The market seems ready for space,” Anderson said.

He expects completion in August.

Arco Design/Build Inc. of Atlanta is the contractor for the $6.26 million construction job on 22.3 acres at 6282 Imeson Road.

Plans show two 6,186-square-foot office areas as future additions.

A truck court and dock doors are shown on plans. Building information indicates 74 dock positions, including two drive-in doors.

Houston Engineering Inc. of Conyers, Georgia, is the civil engineer. Randall-Paulson Architects Inc. of Roswell, Georgia, is the architect.

Atlanta-based Pattillo developed Westside Industrial Park at northwest Interstate 295 and Pritchard Road.

Anderson said in October the $10 million speculative building, which will be along Imeson Road north of Forshee Drive, was needed for inventory.

He said then that less than 5 percent of space was vacant in the company’s 7 million square feet of industrial space in Westside Industrial Park and at the NorthPoint Industrial Park in North Jacksonville, another Pattillo property.

Anderson said the market was as healthy as it’s been in 10 years since the economic downturn.
