Regency-area CB Square sells for $9 million

CB Square, the Regency-area shopping center anchored by Aldi and Ashley HomeStore Outlet, was sold Oct. 31 for $9 million, according to Duval County Clerk of Courts records.

Mibarev Development I LLC, based in Denver, sold the property at 9333 Atlantic Blvd. to three related Miami-based buyers.

CB Squared Investments LLC bought an undivided 37.53 percent tenant-in-common interest, Core Atlantic LLC bought an undivided 59.47 percent and Core Atlantic Manager LLC bought 3 percent.

The deed says the three buyers' address is 2750 Coral Way in Miami.

Barclays Bank PLC issued a $5.4 million mortgage to the buyers.

CB Square was developed in 2004 on 6.27 acres in the Regency area of Arlington.

The three-building center comprises about 74,000 square feet of space. The property is assessed for $5.2 million for tax purposes, according to the Duval County Property Appraiser.

A property brochure by The Shopping Center Group, which has been handling leasing, shows one available store space at 4,417 square feet.

In addition to Aldi and Ashley HomeStore, tenants shown are MattressFirm, Panera Bread, Moe's Southwest Grill and Starbucks Coffee.

Mibarev bought the center in 2015 for $8.1 million.
