Park Place One office building in Nocatee in city permitting review

Park Place One, the VanTrust Real Estate LLC office project in Nocatee, is in city permitting review.

Brasfield & Gorrie LLC is the contractor for the four-story, almost 125,000-square-foot building on 10.51 acres at a project cost of almost $9.7 million.

VanTrust estimates an investment of more than $30 million in the first building. The property owner is VTC Jacksonville Office Park Development LLC of Kansas City, Missouri, where VanTrust is based.

England, Thims & Miller Inc. is the civil engineer.

The overall master site plan shows Park Place One and four more future buildings along Nocatee Parkway. The 60-acre business park can accommodate 675,000 square feet of office space.

VanTrust Real Estate Executive Vice President John Carey said Monday that construction of the first building should start in the first quarter.

The site is along Cross Town Parkway off Nocatee Parkway in Duval County, just north of St. Johns County.

Van Trust is marketing the building for lease. It should be completed in fall 2019.

Carey said VanTrust is working with numerous prospects although none have signed. Some would take the entire building.

While the full park is designed for five buildings, Carey said that will evolve. VanTrust can provide an office campus for a larger user,  he said.
