Pattillo Industrial Real Estate took another step toward developing a 1.2 million-square-foot distribution warehouse in NorthPoint Industrial Park.

Pattillo submitted plans Tuesday to the St. Johns River Water Management District for the project, which is a 400,000-square-foot structure that can be expanded by 800,000 square feet.

The site is along Port Jacksonville Parkway at New Berlin Road. The project is called Building 11.

Pattillo Vice President Peter Anderson said last week the company was preparing for future construction because of active prospects in the market.

He said the speculative building is designed for a single user and the final size would depend on the business that will occupy it.

At 1.2 million square feet, the project could represent an investment of up to $48 million.

Several speculative warehouses are in design in Jacksonville at that size.
