City approves $5 million Wayfair office build-out

The online home furnishings retailer will open a furniture distribution center in AllianceFlorida at Cecil Commerce Center.

Construction was approved Friday for office space build-out at Wayfair Inc.’s distribution center in West Jacksonville at a cost of $5 million.

The office space comprises 16,280 square feet within a 1 million-square-foot facility.

In June, the city approved a permit for the shell construction of the warehouse at 13483 103rd St. at a cost of $49 million.

The Conlan Co. is the contractor for both projects.

The $54 million construction project fits a city incentives agreement that says Wayfair will invest $50 million into real estate and $22 million into machinery, equipment, furniture and fixtures.

The total investment is expected to be $72 million.

Wayfair is under construction on 90 acres in AllianceFlorida at Cecil Commerce Center.

Dallas-based Hillwood is developing the distribution center next to the 1 million-square-foot Amazon.com fulfillment center. Hillwood is the master developer at Cecil Commerce Center.

Boston-based Wayfair, an online retailer of home furnishings, intends to lease the distribution center.

The city said previously that Wayfair will complete the center by year-end 2020 and create 250 jobs by the end of 2021. Building plans indicate 250 parking spaces and future spaces of 240, totaling 490. 

Wayfair refers to the Jacksonville center as a Large Parcel Home Delivery Operation. The company told the city its average salary for full-time jobs will be $33,000 plus benefits.

City Council approved a $3.3 million city Recapture Enhanced Value grant based on the additional property taxes generated by the project.
