VyStar to build in Bartram Park; Youngerman Circle land sold for development

Credit union plans branch bank at 13680 Old St. Augustine Road.

VyStar Credit Union, which is renovating space Downtown in the SunTrust Tower that it bought and will occupy, also is building in the suburbs.

The city is reviewing a permit application for Jacksonville-based VyStar to build a branch bank at 13680 Old St. Augustine Road at a cost of $1.5 million.

Dana B. Kenyon Co., the contractor on the tower work, will build the 2,905-square-foot branch bank. RS&H Inc. is the architect.

VyStar paid $1.5 million for the vacant 1.39-acre site in the Shoppes at Bartram Park in May. It bought the land from 121 Financial Credit Union.

Youngerman Circle land sold for development

A group led by hotelier Samir Patel paid $2 million for almost 10 acres at Youngerman Circle and Parramore Road in Southwest Jacksonville, buying the property from a group led by landowner E. Chester Stokes Jr.

Youngerman and Parramore LLC, led by Patel, bought the property Nov. 26 from 295 Venture LLC, led by Stokes.

Drummond Community Bank issued a $1.4 million mortgage to Patel’s group.

In April, 295 Venture LLC of Ponte Vedra Beach applied to the St. Johns River Water Management District to develop a surface stormwater management system for the project.

The group also applied to the city to rezone 9.7 vacant acres there from industrial business park to planned unit development for up to 200,000 square feet of nonresidential use.

City Council enacted the rezoning ordinance, 2018-261, in April and amended it in June.

The Youngerman Circle PUD property is south of Interstate 295. The project engineer is EnVision Design + Engineering and the agent is the Driver, McAfee, Hawthorne & Diebenow law firm.

According to the planning application, the proposed PUD differs by adding hotels, adult congregate living facilities, restaurants that include the retail sale and service of alcoholic beverages for on-premises consumption, day care centers, service garages, service stations and car washes.

The project is west of Keith Pierson Toyota.
