The PARC Group announces Exchange West at eTown

Called Westland on plans, the project along Florida 9B will have office, retail and residential uses.

The eTown team sent an email May 6 to announced Exchange West, a new development west of eTown Parkway and Florida 9B described as a mix “of retail, office and residential uses.”

“Development for Exchange West is underway,” it said. 

“Exchange West is being master planned for more commercial opportunities including corporate office and higher traffic retail.”

It had no more details to announce.

The eTown master-planned Southside community is designed for up to 2,000 homes. The primary housing, apartment and retail property is under development east of Florida 9B along E-Town Parkway.

East of Florida 9B, the Exchange at eTown is in development as the commercial element of eTown.

Baptist Health kicked off commercial plans for The Exchange when it said it bought 3.5 acres there. It will start with primary care at the site.

Gate Petroleum Co. has proposed a 6,500-square-foot gas station and convenience store with 20 fueling positions on 2.16 acres near the Baptist Health site. 

An unidentified grocery store that matches the size of a Publix Super Markets Inc. store is proposed there, too.

E-Town Parkway crosses under Florida 9B into Exchange West.

Developers of eTown have been preparing to open up the west side of Florida 9B with almost 96 acres for office, commercial and multifamily projects.

The city is reviewing civil engineering plans for infrastructure for the first phase of what is called Westland on plans. That is Exchange West.

Plans show that Exchange West’s first phase of office, commercial and multifamily acreage is shown primarily north of E-Town Parkway to the split of Interstate 295 and Florida 9B.

Westland Timber LLC, led by members of the Davis family, is the property owner. The PARC Group is the developer. England, Thims & Miller Inc. is the civil engineer.

An executive summary says Westland Timber LLC has started the design and permitting of Westland Phase 1. 

That phase comprises almost 91 acres north of the existing end of E-Town Parkway to include commercial, office and multifamily acreage. Plans also show about 5 acres among three commercial sites south of the parkway.

The proposed improvements include site grading, expansion of a stormwater pond, and site access with new roadways from the end of the existing E-Town Parkway.

Plans show more commercial and office space to the south of E-Town Parkway in Westland, but no acreage is specified.
