Realty fund buys 83 lots in Granary Park for more than $7.5 million

A New York realty fund bought 83 lots in Granary Park in Clay County on July 5 for $7.53 million.

The properties comprise 20.9 acres in the community at 2429 Sandridge Road near Green Cove Springs.

GreenPointe Holdings LLC sold the properties through Sandridge Land Developers LLC.

The buyer was AG IC Realty Fund LP through AG EHC II Len Multi State 4 LLC.

GreenPointe Holdings purchased the property in April 2020 from Sandridge Dairy Partnership for $13.11 million.

In January 2022, Lennar Homes LLC acquired 204 lots in Granary Park outside Green Cove Springs in Clay County for $14 million.

At that time, GreenPointe Developers said Lennar would be the exclusive builder in Granary Park.

Other GreenPointe communities include EvenTide in Ponte Vedra Beach, GreyHawk in Clay County, TrailMark in St. Johns County and Tributary in Nassau County.
