Rezoning sought for project that includes rooftop restaurant in Jacksonville Beach

A Jacksonville Beach-based restaurant management company is seeking rezoning of the 100 block of Fifth Avenue North in Jacksonville Beach to build first-floor offices and retail and a second-story rooftop restaurant.

Jax Beach Investment Holdings, led by Managing Partner Greg Saig, announced the mixed-use project in a May 14 news release.

It requests the property be zoned to a Planned Unit Development to allow for the project.

Saig is involved with Salt Life Food Shack, Harry’s Seafood Bar and Grille, Surfer The Bar, Mango’s, and Casa Reina Taqueria & Tequila in St. Augustine.

The property is west of Mango’s, a longtime Jacksonville Beach bar at 602 First St. N. 

Plans call for some renovations of Mango’s including restrooms and the covered patio. The women’s restrooms have been completed.

“We believe that the beaches central business district has now reached the stage where this new development works within the current fabric of our beach community,” Saig said in the release.

“New hotels like SpringHill Suites, and restaurants such as O-Ku Sushi and Oaxaca have demonstrated the ability to develop new concepts in the area that work well and support additional establishments for beach residents and tourists alike.”

The rezoning process began April 22 when it went before the Jacksonville Beach Planning Commission. The matter will go to Jacksonville Beach City Council for review May 22.

The restaurant will have a lounge and a private member club.

The restaurant is planned to offer high-end dining with a Tulum  Mediterranean-inspired cuisine. It will have a lounge and a private member club. The rooftop deck will have ocean views and fire pits.

“Once this zoning approval stage is completed, we will move into full construction and capital plans needed for the project to hopefully start early next year,” Saig said.
