NAI Hallmark has listed the former Southeastern Grocers headquarters in Prominence Park for lease.
Patrick Carney, vice president and office specialist, and Sydney Miles, a firm associate, are representing the landlord in leasing the four-story building now called Prominence 200.
Southeastern Grocers, now The Winn-Dixie Company Co. LLC, left the 159,810-square-foot building at 8928 Prominence Parkway in the Baymeadows area at year-end.
Also known as Building 200, the structure was built in 1990. Southeastern Grocers renovated it at a project cost of almost $6.48 million when it moved there in 2016.

Jacksonville-based NAI Hallmark describes the structure as fully furnished with a “plug-and-play office environment with workstations, conference and training rooms, collaborative spaces, and a built-out cafeteria — designed for immediate occupancy and operational efficiency.”
It says the structure has undergone more than $10 million in recent capital improvements, including new roofing, modernized lobbies and upgraded restrooms.
The rental rate is negotiable, says the leasing brochure.
As Southeastern Grocers, the company moved its headquarters from Edgewood Court in West Jacksonville across town to the Baymeadows area in 2016 through year-end 2025, while continuing to lease space at Edgewood Court for IT functions.
SEG announced Jan. 21, 2026, that it became The Winn-Dixie Company, “uniting the organization and its stores under the name generations of families know and trust.”

The company has returned to 5050 Edgewood Court, the previous and longtime home of Winn-Dixie. The city is preparing to offer a $12 million incentive package to keep The Winn-Dixie Company LLC’s headquarters in Jacksonville and support an expansion.
The Prominence Parkway building also lost a potential user when a deal to sell the Duval County Public Schools headquarters on the Downtown Southbank to a private developer and relocate the district offices fell apart in February after the buyer terminated its agreement.
The Duval County School board had voted in November to sell its riverfront building to Chase Properties Inc. for $17.2 million and buy the building at 8928 Prominence Parkway for $13.65 million.
Jacksonville-based Dream Finders Homes owns the Prominence Parkway building and the entire Prominence Park.
A limited partnership led by Jacksonville-based Dream Finders Homes LLC paid $22 million in June 2024 for 15 parcels, including seven office structures built from 1988 to 1998.

Prominence Office Park comprised 754,691 square feet of office space in buildings that ranged from 21,991 to 160,065 square feet of space.
Dream Finders wants to redevelop the property.
DFH Prominence LP landed a permit in November to demolish Building 300, a three-story, 96,512-square-foot office structure on 7.01 acres at 8935 Prominence Parkway. It was built in 1998.
A previously filed site plan indicated that Building 300 would be the first to be demolished, followed by Building 700 and then Building 500.
That left Buildings 100, 200, 400 and 600.
Dream Finders Homes LLC has been exploring scenarios to redevelop Prominence Office Park for offices and multifamily uses.
The Jacksonville City Council gave final approvals for the infill development Feb. 25, 2025.
Council approved twin pieces of legislation to allow for up to 1,435 multifamily units on 71.76 acres of developed and undeveloped land in the park.
It is not clear what is envisioned for the remaining office buildings as multifamily units are developed.
