Allegro Senior Living Fleming Island in Clay County has sold for $38 million to Denver-based Healthpeak Properties Inc., a healthcare-focused real estate investment trust, marking the second Northeast Florida senior living community affiliated with Allegro Living to recently change ownership.
The property at 3651 U.S. 17 was sold through St. Louis-based KAPG Fleming Island Senior Housing OpCo LLC, according to property records.
Allegro Living operated the Fleming Island community among 50 other senior living communities nationwide, including independent living, assisted living and memory care communities, according to allegroliving.com.
In St. Johns County, Allegro Senior Living St. Augustine sold for $54 million in July, according to property records. Healthpeak Properties Inc. purchased the two communities through St. Augustine 1 LLC and Fleming Island Propco LLC 1 and St. Augustine 1 LLC, respectively.
Each of the two senior living communities comprises 102,786 square feet.
According to its website, Healthpeak is an S&P 500 real estate investment trust founded in 1985 that owns, operates and develops healthcare-focused real estate, including outpatient medical and life science properties.
Its portfolio includes properties nationwide, including the UF Health North Medical Building in Jacksonville, Baylor Scott & White Charles A. Sammons Cancer Center in Dallas, Medical City Dallas Hospital Campus, Torrey Pines Science Park in La Jolla, California, and Cambridge Discovery Park in Cambridge, Massachusetts.
The Fleming Island and St. Augustine communities no longer appear on Allegro Living’s online portfolio of communities, and the properties’ websites and phone numbers are no longer active following the sales.
