As more signed tenants at the fully leased Publix-anchored SilverLeaf Market shopping center open or advance their build-outs, developers are moving forward with plans for two speculative commercial buildings on an outparcel.
The shopping center is at 1975 Silverleaf Parkway just west of St. Johns Parkway near the age-restricted Reverie at TrailMark community.
Project documents under review by the St. Johns River Water Management District and scheduled for discussion Aug. 19 by the St. Johns County Development Review Committee show plans for buildings of about 8,800 and 7,600 square feet with divisible tenant space.
The buildings are not intended for confirmed outparcel tenants Chase Bank and Dunkin’, according to Chet Skinner, vice president of Skinner Bros. Realty, co-developer with The Hutson Cos. of the SilverLeaf master-planned community.
“Right now (the buildings are) speculative space because we are fully leased in the inline (Publix-anchored building),” Skinner said in a text message. “Chase and Dunkin’ are specific single-tenant outparcels.”
Dunkin’ received a $736,000 building permit July 1. Chase’s site plan application is under review with the county and the water management district.
Publix opened its 55,700-square-foot store March 26, followed by its liquor store the following week. Other tenants include Avalon Nails and SoFresh, which are open, while Club Pilates, M Shack, My Tiffin and The UPS Store are advancing their build-outs.
Jacksonville-based England-Thims & Miller Inc. is the civil engineer for the shopping center shell, including the proposed commercial buildings.
