Dutch Bros Coffee in review for $1.3 million project in Harbour Village shopping center

The drive-thru kiosk chain intends to build at northwest Atlantic Boulevard and San Pablo Road, one of 15 locations identified in Northeast Florida.

Dutch Bros Coffee is in permitting review to build a drive-thru and walk-up kiosk at an estimated project cost of $1.3 million in Harbour Village shopping center near Queen’s Harbour Yacht & Country Club.

No contractor is identified for the 986-square-foot building on 0.61 acres at 13465 Atlantic Blvd., which is at northwest Atlantic Boulevard and San Pablo Road.

Galloway & Co. of Atlanta is the architect. Z Development Services of Orlando is the civil engineer.

There will be no indoor or outdoor seating. There is a double drive-thru.

Harbour Village is anchored by The Fresh Market and Crunch Fitness.

Dutch Bros Coffee has identified 15 locations opened or targeted for construction in Northeast Florida. 

Based in Tempe, Arizona, Dutch Bros Coffee opened its first area kiosk in August 2024 at 50 McCoy Way in St. Augustine, about a half-mile north of a Publix at the Shoppes at Palencia Commons. 

So far, Dutch Bros has opened five area kiosks in Baymeadows, St. Augustine, Saint Johns, Southwest Jacksonville and West Jacksonville.

Ten more potential Dutch Bros Coffee sites now have been identified in East Arlington, Flagler Center, Harbour Village, Mandarin, Old Arlington, San Pablo/Beach Haven, West Jacksonville, and three in St. Johns County. 

Besides specialty coffee, the company sells its Dutch Bros Rebel energy drink and Nitro Cold Brew coffee.

It offers teas, lemonades, smoothies and its signature Dutch sodas. 

Dutch Bros has a limited food menu of pastries, granola bars and muffin tops with no cooking on-site. 

Dutch Bros started in 1992 in Grants Pass, Oregon, and became a public company in 2021 with the formation of Dutch Bros Inc. It is listed as BROS on the New York Stock Exchange. 

The name is pronounced “Bros” and not “brothers.” It calls its shop staff “broistas,” a take on Bros and barista.

It moved its headquarters to Tempe in 2025.

In 2023, Dutch Bros announced its intentions to enter Northeast Florida.

According to its website, Dutch Bros. has 1,243 locations in 26 states. There are 36 in Florida.
