Shore Manufacturing is preparing to renovate space in West Jacksonville for an expansion into its second location.
The Jacksonville-based company makes custom sanitary wipes and nonwoven cleaning products for the food service, janitorial and industrial sectors.
The city is reviewing a permit for the company to build out about 86,408 square feet of space at 5245 Commonwealth Ave. at an estimated project cost of $515,000.
Commercial real estate firm NAI Hallmark announced June 9 that it represented Shore Manufacturing in leasing 86,374 square feet of industrial space at the warehouse. It’s not uncommon for build-out and leased space numbers to differ slightly.
Jacksonville-based Michael Blake Architects LLC is the project architect.
NAI Hallmark, also based in Jacksonville, said in a news release that Shore Manufacturing will lease in Commonwealth Business Center.
“The transaction marks a significant expansion for the company as it continues to grow its operations and strengthen its presence throughout Northeast Florida,” the release said.
The facility will be Shore Manufacturing’s second Jacksonville location. Its headquarters and warehouse operations are at 2145 Dennis St. in The Rail Yard District near Downtown.
NAI Hallmark said the expansion provides the company with additional capacity to support its growth and operational needs in the region.
Shore Manufacturing relocated to Jacksonville in 2021 from Freehold, New Jersey.
The Commonwealth Avenue warehouse, built in 1960, is about 1.5 miles from Interstate 10 and I-295, which the news release said offers access to Jacksonville’s transportation network, including I-95, JaxPort, Jacksonville International Airport and other regional logistics infrastructure.
“Shore Manufacturing’s continued growth is a testament to the strength of Jacksonville’s industrial market and the city’s advantages as a manufacturing and distribution hub,” said NAI Hallmark Vice President Jason Purdy.
“This facility provides the operational efficiencies, accessibility, and scalability necessary to support Shore’s expanding customer base and long-term business objectives.”
The news release said Shore Manufacturing is a family-owned manufacturer.
Purdy and NAI Hallmark Associate Vice President Camden Padgett represented Shore Manufacturing in the lease transaction.
Tyler Newman, executive vice president of Cushman & Wakefield in Jacksonville, represented the landlord, Ranger Commonwealth LLC.
Cushman & Wakefield announced in December 2020 that it brokered the sale of the 560,688-square-foot warehouse, which was leased most recently to sports merchandiser Fanatics LLC, and Conlan Tire’s 27,579-square-foot outparcel.
Through Ranger Commonwealth LLC, Treetop Cos. of Teaneck, New Jersey, bought the property for $21.7 million.
Fanatics closed the fulfillment center in early 2024.
JaxPort reported in an April 2025 “Port Partner Spotlight” that before founding Shore Manufacturing in New Jersey in 2013, President William Vogel conducted research on consumer spending and found that even during economic downturns, people continue to spend money outside the home.
That drove demand for cleaning supplies for commercial spaces.
Shore Manufacturing experienced challenges during the pandemic as it grew, prompting the move to Jacksonville to capitalize on new business opportunities and reach customers more efficiently.
