Nocatee office condo project moves to county review

The 40,000-square-foot development comprising five buildings goes before the Development Review Committee July 15.

A 40,000-square-foot office condominium development is planned in Nocatee.

St. Johns County received a preapplication June 25 for the project, which includes two 8,900-square-foot buildings, two 6,850-square-foot buildings and one 8,500-square-foot building, according to site plans. The county development review committee is scheduled to discuss the project July 15.

Hydry Company LLC, an affiliate of the Davis family-owned DDI Inc., has owned the property at 51 Crosswater Parkway, just north of Nocatee Parkway, since 2019, according to the St. Johns County Property Appraiser’s Office. Prosser | Prime AE is the civil engineer for the project.

The Davis family founded the Winn-Dixie grocery chain and, along with The PARC Group, developed Nocatee.

While the office condominium project is planned on land owned since 2019, it is separate from a 35.74-acre Nocatee property the Davis family recently reacquired through Sonoc Co. LLC.

In February, the Davis family purchased the property for $8 million from VanTrust Real Estate. The family originally sold that property in 2007 for a planned corporate office park.

The property is located south of Nocatee Parkway, east of Valley Ridge Road, north of Cross Town Drive and west of Baptist HealthPlace at Nocatee. It is adjacent to Park Place One, the office building that is the headquarters of Treace Medical Concepts Inc.

At the time of the acquisition, The PARC Group CEO Richard T. Ray said the property would be available for a mixture of uses in Nocatee’s Town Center.
