Downtown EverBank Center anticipates $1.4 million upgrade

Tower improvements include conference center with classrooms.

Landlord Amkin West Bay LLC is investing at least $1.39 million in EverBank Center Downtown to add amenities and upgrades.

Pending building permits show Amkin wants to improve a fitness center on the first floor and make two improvements on the fourth floor to the common area elevator lobbies and restrooms and to add a conference center.

“There’s a big demand for that from our tenants,” said Senior Property Manager Lori Thomas. 

The conference and fitness facilities are available only to tenants in the 30-story tower at 301 W. Bay St., she said.

The 6,300-square-foot conference area will comprise a conference room, three classrooms, three serving kitchens and lounge space.

Plans show the classrooms can accommodate from 48 to 60 people while the conference room can handle 22 people. 

Thomas said the classrooms are flex space to be used for meetings, classes, training or other uses. She said tenants are running out of, or don’t need, their own individual conference space, so a shared amenity makes sense.

Amkin will relocate, expand and improve the fitness center, she said.

Auld & White Constructors LLC is the contractor for the project. The Jacksonville-based company completed build-outs for major tenants, including EverBank Financial Corp. and Citizens Property Insurance Corp.

Studio9 Architecture is the architect.

Thomas said the tower is more than 90 percent leased.
