Luxury apartments coming to Broward Road

The Preserve at Island Pointe will bring 192 units.

New luxury apartments are headed for North Jacksonville.

 Real estate developer and manager Becovic Management Group of Fishers, Indiana, has received a mobility fee certificate from the city to build 192 apartments on 22.91 acres northeast of Downtown. 

The developer will pay $284,394 to mitigate traffic impact of The Preserve at Island Pointe at Broward Road and Island Pointe Parkway.

The community is separate from Island Pointe, just west of the site near the Trout River near Interstate 95.

“This would be an entirely new development,” said Gillian Downham, regional director of the developer. “It is a high-end luxury, Class A community. We are not associated with the current community.”

Becovic acquired the site in May 2017. 

Plans on file with the city show three four-story buildings plus a clubhouse and pool area.

The plans show 92 one-bedroom, 88 two-bedroom and 12 three-bedroom apartments and a total of 379 parking spaces. Anticipated rents are $899-$1,599 per month.

High-end amenities include  a state-of-the-art fitness club, resort swimming pool, clubhouse, walking trails, movie theater, dog park and cybercafé.

Interiors will feature quartz countertops, European cabinetry, simulated wood flooring and more luxury finishes. 

According to Downham, The Preserve at Island Pointe will closely resemble Ocean Blue, a property the company owns at 2701 Mayport Road. 

The architect is Forum Architecture & Interior Design of Altamonte Springs. The engineer is Connelly & Wicker of Jacksonville.

Total investment is estimated at $25 million.

Construction is scheduled to begin in the second quarter of this year and take about one year to complete.
