Medical office buildings coming to River City Rehab site

The center’s owner sold part of its parcel to a Tampa-based developer.

A Tampa-based developer is adding two medical office buildings to the River City Rehabilitation Center campus in North Jacksonville. 

First Coast Health Ventures LLC sold 1.6 acres of its 9.75-acre property at 15480 Max Leggett Parkway to Max Leggett OMV LLC on Aug. 26 for $875,000, according to the Duval County Clerk of Courts. 

Max Leggett OMV LLC is led by Tampa-based OM Ventures Inc. President Dharma Malempati. He could not be reached for comment as of Oct. 21.

Malempati plans a 10,005-square-foot building, a 2,237-square-foot courtyard and a 5,057-square-foot medical office building, according to plans filed with the city in September. It also will add a 79-space parking lot. 

Steven Sell, manager of First Coast Health Ventures LLC, said previously he intended to sell part of his property for commercial development.

The 81,000-square-foot skilled nursing facility River City Rehabilitation was completed on the property in June.

The site, at Max Leggett Parkway and Owens Road, is near other health care facilities. UF Health North is down the road from River City Rehabilitation. Cross Regions Real Estate is developing Duval Station at Max Leggett Parkway and North Main Street, which includes medical offices and retail.

The U.S. Department of Veterans Affairs said it will develop a 164,054-square-foot outpatient clinic at northwest Hyatt Road and Max Leggett Parkway.
