Pattillo intends to build a distribution center at NorthPoint

The 314,900-square-foot warehouse is is part of the developer's belief in Jacksonville's “long-term outlook.”

Pattillo Industrial Real Estate is working on plans for a 314,900-square-foot distribution warehouse in North Jacksonville.

JEA is reviewing a request for water and sewer service availability for the project along Port Jacksonville Parkway in NorthPoint Industrial Park.

It's called NorthPoint Building #7.

“Our intent is to build it,” said Pattillo Vice President Peter Anderson on March 30 when asked about the effects of COVID-19 on the plans.

He said the building will be a cross-dock – meaning truck courts and truck doors on two sides – building to accommodate high-volume distribution and port users.

Anderson said Pattillo has prospects but no committed tenant. He awaits permitting.

“We believe in the long-term outlook for Jacksonville, FL USA!!!” Anderson said by email.

NorthPoint is a master-planned development at Alta Drive and Interstate 295.

Atlanta-based Stone Mountain Industrial Park Inc., which is related to Pattillo, owns the 362-acre NorthPoint.

The park is within 5 miles of Jacksonville International Airport and 3 miles of the Jacksonville Port Authority’s Blount Island Marine Terminal.

Anderson said Pattillo has built 1.5 million square feet of space among eight buildings at NorthPoint toward its ultimate build-out of 3 million square feet.

He said that except for a 277,000-square-foot speculative building that was just completed, all of the structures are occupied.
