The previous Georgia-based developer has three active area apartment projects and more planned.
Jacksonville gained another headquarters as RISE: A Real Estate Company moved to Deerwood Park and is renovating space and hiring.
“Jacksonville is a growing and diverse economy with strong leadership. While Northeast Florida is a focus of ours, RISE will continue to develop throughout Florida,” Vice President of Development Matthew Marshall said Dec. 28 by email.
The city issued a building permit Jan. 10 for RISE General Contractors LLC to renovate 16,722 square feet of space on the full second floor at 10161 Centurion Parkway N. at a cost of $150,000.
RISE estimates a total cost of about $850,000.
Marshall said the company has moved in but will significantly remodel the space.
He said there was enough space for temporary offices while construction is completed. The headquarters staff moved in the week of Dec. 20.
RISE relocated from Valdosta, Georgia, where it continue to have an office.
“We’ve been located in Valdosta, Georgia, for about 25 years and will still maintain an office but the new headquarters will be Jacksonville,” Marshall said.
RISE occupied space at 4312 Pablo Professional Court for about 18 months before moving to the new office.
Marshall said RISE is hiring for the headquarters, which will have 100 employees.
RISE Construction hired more than 40 for 2021 and plans another 40 for 2022.
Marshall said most of the new hires have been for construction group positions, including project managers and superintendents.
“Our Operations department will also be increasing its staff as we build our exclusive brand of properties throughout NE Florida,” he said by email.
That does not include positions within its development company. “So we will surpass 100 employees in 2022.”
Marshall said RISE is hiring locally, statewide and from around the country.
He said RISE chose the Deerwood Park location, at southeast Butler and Southside boulevards, because it is central in Jacksonville.
“With all the subcontractors and vendors that visit our offices we have plenty of parking space and outdoor seating areas,” he said.
Its active area construction projects include:
• The Doro, a 247-unit mixed-use development within the Sports and Entertainment District Downtown.
• The Julington, 260 apartments along San Jose Boulevard in Mandarin.
• Linden House, 298 apartments along Race Track Road.
“We have a mixture of senior housing and market-rate apartment developments, which will start construction in 2022,” he said.
At least two more are going through the development process in Jacksonville.
< RISE paid $19.465 million Dec. 17 for property at northwest Butler and Hodges boulevards, near the entrance to the Glen Kernan neighborhood.
The site is called Glen Kernan Park. Marshall said it will be all residential development for residents age 55 and older.
RISE plans to break ground on the project in April 2022 and complete it by early 2024.
< RISE Cypress Plaza is envisioned as 331 apartments on 12.95 acres in Cypress Plaza in South Jacksonville between Baymeadows Way and Interstate 95. The site is between Cypress Plaza Drive and Baymeadows Way West.
Marshall expects a construction start by the end of summer with a 20-month construction time frame.
