WILLIAMS DO?

“I handle all the correspondence for the office, take all the phone calls and run the office.”

HOW LONG HAS THE OFFICE BEEN OPEN?

Since 1993.

WHAT DOES THE OFFICE SPECIALIZE IN?

“Exclusive buyer representation. We never represent sellers, only buyers exclusively. We are the only company like this at the beach.”

WHAT DOES BUYER’S BROKER MEAN?

“We only represent buyers exclusively from beginning to end. Since we never represent sellers, we don’t limit our market to just MLS. We target all properties available, including for-sale-buy-owner’s or word of mouth. If there not anything available in the area that the buyer is interested in, we will write letters to the owners in the area to see if anyone is interested in selling.”

WHY DO THAT?

“We feel that buyers deserve to have full representation when purchasing a home. We do extensive research to make sure they are not paying too much for the home. We are protecting their best interest.

WHO IS IN THE OFFICE?

Fernando Arruda, Janna Bakkar and Nanette Williams are the agents.

FSBO PROGRAM

“We target a FSBO and put their house on the MLS, Internet and the Real Estate Show on television for a low flat fee. They still represent themselves and still have opportunity to sell their house themselves. If a real estate agent brings an accepted offer, they pay a three percent commission to buyer’s agent’s company.”

WHAT ARE ADVANTAGES OF

BEING SUCH A

SMALL COMPANY?

“We offer more attention to detail. When we work with someone we spend a lot of time with them to make sure they get the property they want and need. We try to not work with too many buyers at one time, so we can give them special attention.”

LOCATION OF OFFICE?

They recently moved their office to Jacksonville Beach to get more exposure.

“In the office in Ponte Vedra Beach, we weren’t getting a lot of walk-ins, so we felt the activity would be a lot higher if we were to move across from the Jacksonville Beach town center.”

WHAT AREA

DO THEY WORK IN?

The Beaches and all over the city.

DOES YOUR OFFICE OFFER TRAINING?

“Yes, we put the agents through a training program, especially on the FSBO program, so they will know how to present the documentation.”

HOW DOES EVERYONE GET ALONG?

“We all get along great. We have a nice little family.”

DO YOU PLAN ON GROWING THE OFFICE?

“Probably not at this time. We don’t have a lot of room to add agents. We hope when we get more business, we will be able to add more agents.”
