Nordstrom wing and parking OK'd for construction

By next year this time, visitors at St. Johns Town Center can shop at more stores now that the city has approved permits for the two-building wing connecting to the Nordstrom under construction.

The city also approved construction for more parking, expected to be completed by this year's holiday shopping season.

On Friday, the city approved permits valued at $3.4 million for the two connector buildings, totaling 36,000 square feet, as well as a canopy at the wing.

Nordstrom, the Seattle-based retailer whose new Town Center store is under construction, expects to open Oct. 3, as do the other stores in the wing that connects Nordstrom at the center's southwest side.

VCC LLC of Irving, Texas, is the contractor for the four permits.

The city approved:

• The shell for a two-story, 19,400-square-foot building at 4828 River City Drive at a project cost of $1.52 million.

• The shell for a one-story, 16,600-square-foot building at 4818 River City Drive at a project cost of $1.47 million.

• An open canopy of 850 square feet at 4814 River City Drive at a project cost of $377,176.

• A parking addition of 263 spaces at 5221 Big Island Drive, near Ethan Allen and Ovinte. Those are part of the 600 additional spaces being added to the center. The others are in the east parking lot.

The new parking lots should be completed by Nov. 15.

The $6 million, 127,000-square-foot Nordstrom building already is under construction by IBEX Construction Florida LLC and the framework is visible behind construction barriers. A permit application shows the interior Nordstrom build-out is expected to cost $25 million. Nordstrom also will feature one of its Ebar coffee shops.

Landlord Simon Property Group has confirmed that Natural Life, Swim n' Sport and Arhaus furniture will join the estimated eight stores in the new wing.

The other new retailers have not been announced, but a site plan has shown Disney and Free People could be among them, although Simon has not confirmed those.

St. Johns Town Center is a 1.2 million-square-foot retail and restaurant center at Butler Boulevard and the Interstate 295 East Beltway. It shares Phase III updates through its website StJohnsTownCenter.com, Facebook, Instagram and Twitter at @StJohnsTownCtr.

It has 11 anchor stores and 175 specialty stores and restaurants. Its developers are Simon Property Group and Ben Carter Properties.

The first phase of the center opened March 18, 2005, and the second phase opened Oct. 26, 2007.

Tebow building 2nd restaurant

PDQ, which opened its first Jacksonville restaurant on Sunday at Beach and Hodges boulevards, landed a building permit Friday for its next location in Bartram Park.

EWI Construction LLC is the contractor for both.

Former University of Florida quarterback Tim Tebow is a partner in the North Florida development of PDQ – People Dedicated to Quality – restaurants that focus on fresh chicken tenders and sandwiches, salads and shakes.

The 4,300-square-foot restaurant will be built at 13702 Old St. Augustine Road at a project cost of $1.1 million, the same as the first.

The Bartram Park store is expected to open by Jan. 12.

More PDQ restaurants are planned in Mandarin, West Jacksonville and St. Johns Town Center among the 20 expected in Duval, Clay and St. Johns counties within the decade.
