Integra River Run apartments nearing construction

Integra Land Co. of Lake Mary filed applications to build the 300-unit Integra River Run apartment community in North Jacksonville near the growing River City Marketplace area and not far from the new Amazon.com center.

The development is at 14050 Integra Drive at Max Leggett Parkway and Owens Road, also near the UF Health North medical complex.

Integra Vice President Robert McDaniel said Wednesday construction work began a week ago and the first units should be completed in June with the remaining buildings completed by year-end 2017. The city issued a site-clearing permit Aug. 15.

Plans show seven four-story apartment buildings, five two-story carriage buildings, a clubhouse, garages and other structures.

The project had been called Integra Riverside during planning but has been renamed.

LandSouth Construction Co. of Ponte Vedra Beach is the contractor for the $16.6 million construction project. Charlan Brock Associates Architects Planners of Maitland is the architect for the community.

McDaniel said rents should range from $950 to $1,395 for the 118 one-bedroom, 150 two-bedroom and 32 three-bedroom units.

North Jacksonville landowner Steve Leggett, who led the group that sold 155 acres for Amazon.com, completed the land sale to Integra on July 29.

Duval Owens Signature LLP and Second Time Signature LLP, both led by Leggett as managing partner, sold 17.75 acres to Integra Riverside LLP for $3.278 million.

Five of the seven four-story buildings comprise 37 apartments each, while the other two contain 52 and 53 units, permits show. Each of the five two-story carriage houses comprises two units above parking garages.

Early plans showed 12 apartment buildings, eight garage buildings, a clubhouse and pool and other structures.

Integra River Run is about 3 miles northeast of the Amazon.com fulfillment center, which also is expected to open near the end of 2017.
