Health Care Managers Inc. wants to break ground this year on two area skilled nursing and rehabilitation centers, representing at least a $40 million investment.
The Fernandina Beach-based company plans centers in North Jacksonville and in Clay County, both near new medical centers.
In North Jacksonville, Health Care Managers, through First Coast Health Ventures LLC, bought 9.8 acres at Max Leggett Parkway and Owens Road last week for $2.85 million. Ameris Bank issued a $2.145 million mortgage.
It intends to develop River City Rehabilitation Center on the site, which is near River City Marketplace and the new UF Health North medical office complex, which opened a year ago, and its 92-bed hospital to be completed next year.
Health Care Managers Managing Partner Steve Sell said Monday the 75,000-square-foot structure would have 111 beds. Company partner Charles Wilson estimated the investment at $18 million to $20 million.
Sell said the proximity to UF Health North was a factor. The company looked throughout North Jacksonville and Nassau County with the advent of UF Health’s first medical office building.
“We felt like they really had the future in mind of the Northside,” Sell said.
He said Health Care Managers wants to partner with hospitals as a preferred provider to offer short-term rehabilitation service for patients who need to be discharged but are not ready to return home. He said the company provides 24-hour skilled nursing care.
He and Wilson said construction could start by year-end and be completed by late 2017.
The mortgage and deed for the North Jacksonville property were executed Thursday and Friday and recorded Friday with the Duval County Clerk of Court.
First Coast Health Ventures bought the vacant land from St. Johns Trading Co. Inc.
“We’re just excited to get the project underway and get it built,” Wilson said.
Another Health Care Managers group, Branan Fields Ltd., intends to build a skilled nursing rehabilitation center in Clay County at Branan Field and Old Jennings roads on 22.5 acres to be near the expanding St. Vincent’s Medical Center Clay County.
Sell said Branan Fields will be built with an equestrian theme and have features such as an in-ground whirlpool with a treadmill for hydrotherapy.
The one-story brick building will include gables and steeples.
Construction should start May 1 on the 120-bed, 90,000-square-foot facility, which Sell said represents an investment of more than $20 million. He said it should take a year to complete.
Sell said Branan Fields would offer a lot of private rooms with showers.
“It’s becoming much more individualized for the person that wants to be in a setting as if you went to your home,” he said.
Sell said Health Care Managers also plans to build a memory-care assisted-living facility near Branan Fields to feature 34 private rooms. It would be completed in two years.
Health Care Managers operates several nursing centers and assisted living facilities, including Lakeside Nursing and Rehabilitation Center on Dunn Avenue, the Park Ridge Nursing and Rehabilitation Center in 5 Points and The Palms at Ponte Vedra assisted-living and memory-care facility.
It also operates the Mission Oaks assisted living and memory-care center near The Villages active-adult retirement community south of Ocala.
$12M mortgage issued for JU dorm purchase
The W.P. Carey Inc. REIT that bought the new Jacksonville University residence hall for $17.5 million was issued a $12.08 million mortgage from Rialto Mortgage Finance LLC of New York.
CPA:17 – Global, one of W.P. Carey’s managed non-traded REITs, bought the building Jan. 8. The mortgage agreement was made Jan. 25 and recorded Friday with the Duval County Clerk of Court.
CPA:17 – Global was issued the mortgage through Flipper (FL) LLC. W.P. Carey is a New York-based global investor.
Rimrock Devlin Dorms LLC partners Micah Linton and Wally Devlin developed and sold the residence hall.
Their LLC bought the 5-acre property in July 2014 and developed the four-story, 274-bed North Hall. First-year students moved in last fall.
The mortgage says the address is 3812 University Blvd. JU is at 2800 University Blvd. N.
Caliber Collision plans $1M Westside center
Caliber Collision Centers, which recently opened its first two Jacksonville auto-body repair locations along Merrill Road and Beach Boulevard, applied for a permit to build a $1 million center in West Jacksonville.
The first two centers are building conversions. The Westside site is new construction.
Caliber Collision, based in Lewisville, Texas, proposes a 16,900-square-foot center on 1.67 acres at 7208 Golden Wings Road.
Caliber Collision Vice President of Operations Carl Deaton said in January the Westside location, across Roosevelt Boulevard from Naval Air Station Jacksonville, probably would open in the fourth quarter, pending permitting.
The Beach Boulevard location, formerly American Carstar Auto Body Repair Experts, and the Arlington Dames Point Crossing center, a formerly vacant building, opened in January.
Deaton said the company intends to open six Jacksonville locations by year-end.
The company operates more than 350 repair centers in 13 states. It entered the Florida market in September 2014.
Water Management District and city reviewing Daily’s plan
The St. Johns River Water Management District and the city are reviewing plans for the proposed Daily’s convenience store and gas station along Hendricks Avenue, near San Marco.
Jacksonville-based First Coast Energy LLP proposes to develop the 5,000-square-foot store on almost an acre, comprising three parcels it acquired in December.
The site is at Hendricks Avenue and Mellon Street, near Hendricks Avenue Baptist Church.
The civil engineer is England, Thims & Miller Inc.
First Coast Energy already applied for a mobility fee certificate to redevelop the acreage at 3973 Hendricks Ave. The property includes a rug store, a single-family residence and a tire store-auto repair shop that will be removed.
The company said construction could start in the second quarter and be completed by early next year.
First Coast Energy also intends to rebuild its Shell station at 5640 San Jose Blvd. as a Daily’s and to build a new Daily’s in St. Johns County.
