First Coast Energy LLP is adding to its footprint in Jacksonville by redeveloping properties along Hendricks Avenue and San Jose Boulevard, as well as putting in a new location in St. Johns County.
In Duval County, the Jacksonville-based owner and operator of Daily’s convenience stores and gas stations, applied for a mobility fee certificate to redevelop 1.04 acres at 3973 Hendricks Ave. and to rebuild its Shell station at 5640 San Jose Blvd., just 1.5 miles south.
“We look at our customer profile, our market and that is such a great, active, growing, strong area,” said First Coast Energy General Counsel Keith Daw.
“The traffic is definitely there and that is an area we hadn’t served well before,” he said.
All three sites would be the Daily’s brand.
Daw said the Hendricks location would include a Daily’s DASH, the banner’s fast-casual restaurant that offers made-to-order breakfast and lunch items. Construction could start in the second quarter and be completed by early next year.
The Hendricks site comprises three parcels acquired by First Coast Energy in December. Those properties comprise a rug store, a single-family residence and a tire store-auto repair shop that would be removed.
The mobility-fee application states the First Coast Energy was buying the land and proposes a 5,000-square-foot store with eight pumps and 16 fueling positions. The city calculated the mobility fee at $93,139.
The city’s mobility fee is the cost for a new development based upon the link between land development and transportation.
The San Jose site is a 0.64-acre property that First Coast Energy would rebuild as a new 5,000-squre-foot service station, keeping the existing count of four pumps and eight fueling positions. It’s now a 2,300-square-foot location. There was no mobility fee determined.
Daw said the San Jose location may include a DASH. He didn’t have a construction timeframe.
“As we renovate stores that are Daily’s, we want to include a DASH because it is part of our growing profile, particularly in Northeast Florida,” Daw said.
In Northwest St. Johns County, Daw said First Coast Energy was pursuing a site in the Fruit Cove and Julington Creek area. He said there was no construction timeframe and the company has not acquired the property.
On Jan. 14, Daily’s Convenience Stores opened in San Marco. Daw said there are 34 Daily’s stores in Northeast and Southeast Florida. San Marco was the 13th DASH location and Hendricks should be the 14th.
Daw said the company owns or operates about 145 locations in Northeast and Southeast Florida. He said that includes third-party operators, which primarily operate Shell stations whose stores are smaller than a Daily’s.
First Coast Energy, which sells Shell fuels, was created in 1997 and Daily’s was created in 2003, Daw said.
Kangaroo Express rebranding as Circle K
Kangaroo Express stores are being rebranded as Circle K following last year’s acquisition of The Pantry Inc. by Alimentation Couche-Tard Inc.
Couche-Tard, based in Quebec, is integrating The Pantry, which operated Kangaroo Express, into its system.
The president of Couche-Trade said in the fall the rebranding would begin this month and continue for six to nine months.
The city approved permits last week to rebrand the convenience store-gas stations at 3605 St. Johns Bluff Road S. and 11025 Philips Highway as Circle K.
There are 130 Circle K stores — or stores that will become Circle K — within 50 miles of Jacksonville, according to CircleK.com.
