Skilled nursing center slated for Arlington near Jacksonville University

Arlington could see more renewal north of Jacksonville University with development of a skilled nursing center and assisted living.

It’s a step toward a long-range plan outlined in a May 2014 City Council ordinance rezoning 59.5 acres.

That rezoning allows for office, retail, student and multifamily residential, as well as housing for the aging and elderly that could be associated with the JU School of Nursing.

Council also enacted an ordinance in June 2014 amending a development agreement on the property to allow for the efforts.

Colonnades Management Group, based in Dayton, Ohio, submitted an application Friday to the St. Johns River Water Management District for Dolphin Pointe Landing.

The facility is shown as a 120-bed, almost 92,000-square-foot skilled nursing center and a future assisted-living facility on at least 14.6 acres at 3412 University Blvd. N.

The developer and owner is listed as OLT II Inc. and the consultant is Stellar Group Inc.

The property is owned by OLT II Inc., which is led by 1971 JU graduate Greg Nelson, who bought the site in July 2014.

Nelson leads Colonnades Management and has experience in senior care facilities.

The facility would be the second residential project on the property, which is just north of the university.

A residential hall to serve JU students was completed for the 2015-16 school year.

The university, at 2800 University Blvd. N., recently developed a building on the campus for the Brooks Rehabilitation College of Healthcare Sciences, which includes the School of Nursing.

That building signifies JU’s continued efforts to expand its offerings and focus on health care education.

President Tim Cost has emphasized the importance of the school’s educational and service involvement in the community. He also is working with the city on the Renew Arlington initiative.

City, transportation, law enforcement, civic, business and other groups want to improve the Arlington area, specifically along University Boulevard and Merrill Road.

The university, at the heart of the area at University Boulevard and Merrill Road, has taken a lead role through Cost, to energize the renewal. He became JU’s president in February 2013.

“We’re pleased to have great neighbors to the north and I’m sure they will be announcing more when the timing is right about what their future plans are,” Cost said Monday.

Dolphin Pointe Landing also came before council in 2011 when Nelson proposed a 150-bed, 320-job nursing home and assisted-living facility that would open in 2013 or 2014, but that project didn’t go forward at the time.
