St. Vincent’s HealthCare, which plans to open 10 area Health Centers to provide essential services, has identified a third location, site plans show.
St. Vincent’s filed plans for a clinic at 103rd Street and Jammes Road in West Jacksonville.
The proposed 15,185-square-foot center would be developed on 5.82 acres near the southwest intersection.
Spokesman Kyle Sieg said St. Vincent’s will buy the property.
The civil engineer is Goodson, Nevin and Associates. Gresham, Smith and Partners is the architect.
Sieg said the plan is to open 10 St. Vincent’s Health Center locations throughout the area over the next three years.
He expects the cost for that development to be about $75 million.
The first St. Vincent’s Health Center opened in March at 10503 San Jose Blvd. in Mandarin. It is a 20,000-square-foot renovated and expanded former Walgreens that St. Vincent’s leases.
A second newly constructed 20,000-square-foot center will open Nov. 1 at 2001 County Road 210 west of Interstate 95 in St. Johns County.
St. Vincent’s said last year it also was looking for a North Jacksonville location. Sieg said Wednesday the health care organization was working to secure a site there.
He did not know if it would be new construction or a renovation.
Sieg said the 103rd Street project is in the early planning stages.
Jacksonville-based St. Vincent’s HealthCare said a year ago it would debut the new-concept health center at an estimated development cost of about $8.5 million each.
The centers are designed to provide essential services such as urgent care, primary care, imaging, lab services and specialty care in one location.
St. Vincent’s is part of Ascension, the nation’s largest nonprofit Catholic health system.
It includes St. Vincent’s Medical Center Riverside, St. Vincent’s Medical Center Southside, St. Vincent’s Medical Center Clay County and St. Catherine Laboure Manor, among other services that include primary care and urgent care centers, labs, imaging centers and pharmacies.
Wawa taking shape in Fort Caroline
Developer Brightwork Real Estate Inc. filed site plans with the city for the proposed Wawa gas station and convenience store at 2500 Monument Road.
The 5,636-square-foot Wawa, with 16 fueling positions, will be developed on 1.82 acres of the property at southwest Monument and McCormick roads in the Fort Caroline area of East Arlington.
The site would be cleared of a corner office building.
Brightwork’s plans show three outparcels along McCormick Road next to Wawa of about an acre each.
A project description from a Whitehouse Group transportation analysis says the first phase of the development will comprise Wawa and a 2,500-square-foot coffee shop with a drive-thru.
Plans with that description show the 2,500-square-foot unidentified quick-service restaurant and drive-thru on the lot at the western end of the site.
Second-phase uses are described as a 7,000-square-foot high-turnover restaurant and a 3,500-square-foot fast-food restaurant. No tenants are named.
Accesses are listed as two existing ones along McCormick Road and an existing one on Monument Road.
Bohler Engineering LLC of Tampa is the civil engineer.
Tampa-based Brightwork Real Estate, which also is developing several more area Wawa stations, paid $3.3 million for two parcels totaling 4.9 acres through BW Monument McCormick LLC and BW McCormick LLC.
It bought the property June 12, also taking out two mortgages totaling almost $4.3 million from USAmeriBank in Clearwater.
The property includes a two-story, 14,226-square-foot office building that was developed in 1987. It will be demolished.
Watson Realty Corp. will continue to own and operate its single-story structure at 2490 Monument Road next to the building that was sold.
Wawa intends to open about 40 stores in the area and will start with three this year.
