Unilever seeks $3 million tenant improvement in Westlake

The project includes the addition of dock-high doors, replacement of warehouse lights with LED lighting, and other work.

Consumer goods distributor Unilever proposes a $3 million tenant improvement at the warehouse it leases at 12200 Presidents Court in Westlake Industrial Park in West Jacksonville.

The city is reviewing a building-permit application for the project, shown as almost 48,000 square feet of the 772,210-square-foot building.

Crabtree Construction Co. of Jacksonville is the contractor. 

The project includes the addition of dock-high doors, replacement of warehouse lights with LED lighting,  and other work.

Hillwood Investment Properties of Dallas paid almost $115.65 million Aug. 15 for a 1.37 million-square-foot industrial portfolio in West Jacksonville from Invesco Real Estate of Atlanta.

The sale consisted of two Class A bulk cross-dock distribution buildings that at the time of the sale were leased to Unilever and Keurig Dr Pepper.

The 772,210-square-foot building occupied by Unilever sold for $64 million. The building has 32-foot clear heights, 90 dock doors, 186 car parking spaces and 255 trailer parking spaces. It was built in 2008.

London-based Unilever NV makes and markets consumer goods in the nutrition, hygiene, and personal care categories. Its global brands include Lipton, Knorr, Dove, Axe and Hellmann’s.

Keurig Dr Pepper occupies 601,500 square feet at 2300 Pickettville Road, which sold for $51.646 million. It was built in 2009.
