Florida Gateway Logistics Park warehouse sells for more than $91 million

The 1 million-square-foot building, leased to Total Distribution, was developed in 2023 along Pritchard Road in West Jacksonville.

CT Realty sold a leased 1 million-square-foot warehouse in Florida Gateway Logistics Park on May 31 for almost $91.73 million to Dallas-based Hillwood.

The warehouse, built in 2023, is on 51.66 acres at 9909 Pritchard Road in West Jacksonville.

Total Distribution Inc., a third-party logistics company that is part of People Services Inc. of Canton, Ohio, leased the warehouse starting in August 2023.

Newport Beach, California-based CT Realty, a national real estate development and investment management company, sold the property through DRI/CTR JAX Phase I LLC.

Hillwood bought it through USICVI 9909 Pritchard Road Inc.

Hillwood is a real estate development company that also is the city’s master developer of AllianceFlorida at Cecil Commerce Center.

“We decided to expand in Jacksonville as part of our continued strategy to grow and invest in our multistate network, take advantage of being close to the Jacksonville port, and our view of the Jacksonville market being a market that will continue to grow,” said Darin Haines, chief operating officer of Peoples Services, at the time of the lease.
