The Exchange at eTown retail center is fully leased.
The eTown master-planned Southside community is designed for up to 2,000 homes. The primary housing, apartment and retail property is under development east of Florida 9B and Interstate 295 along E-Town Parkway in southern Duval County.
East of Florida 9B, the Exchange at eTown is in development as the commercial element of eTown.
The retail center comprises 62,000 square feet of space along with the 3,785-square-foot Welcome Center and two available outparcels.
Skinner Bros. Realty announced March 1 the retail Exchange center is filled with:
• Anchor Publix Super Markets Inc., a 48,000-square-foot store with a drive-thru pharmacy, opened in spring 2023.
• Publix Liquors, at 2,000 square feet, also opened in the spring of 2023.
• Tulum Flavors of Mexico will open mid-March 2024. The 4,620-square-foot restaurant offers traditional and modern Mexican cuisine with a full bar including an extensive tequila selection. Outdoor seating including a covered patio with a bar top and roll-up window. It has 150 seats inside and 76 on the patio. It initially was called Mr. Chuy Taqueria and Cantina. It is part of the Añejo Cocina Mexicana and Salsas Mexican Restaurant ownership group.
• Grand Nail Lounge opened in November 2023. The 2,855-square-foot nail salon provides spa manicure and pedicure treatments, waxing and facial massage treatments.
• Great Clips opened Oct. 15, 2023. The 1,515-square-foot shop provides haircuts and is open to walk-ins.
• The Dolly Llama Waffle Master opened Jan. 13, 2024. The 1,433-square-foot dessert shop offers waffles and ice cream.
• Papa Johns opened Feb. 5, 2024. The 1,419-square-foot pizza restaurant offers carryout and delivery.
Also, two outparcels are occupied.
Dental Care Beyond Smiles opened in February and Fifth Third Bank will open in the fall of 2024.
Two more outparcels are available for ground lease, build-to-suit, or purchase.
They are 1.26 acres and 1.45 acres.
In addition to retail, housing and other commercial east of Florida 9B, the eTown team announced Exchange West, a new development west of eTown Parkway and Florida 9B described as a mix “of retail, office and residential uses,” in 2021.
