Jacksonville-based Corner Lot is exploring development of a hotel on property it owns around its Corner Lot Tower in the Riverside neighborhood.
The company requested service availability determination from Jacksonville municipal utility JEA for what is called a mixed-use project at 1000 Riverside Ave.
The 1.89-acre Riverside property comprises three parcels at Riverside Avenue and Post and May streets.
Corner Lot Tower is the nine-story, multitenant office building on more than 1.17 acres at 1000 Riverside Ave., at Post Street.
An almost 0.591-acre parking lot is at 1049 May St., next to the tower property.
A 0.128-acre parking lot is across Post Street at 860 Riverside Ave.
Corner Lot acquired all three properties for $11 million on June 21, 2022.
In the JEA application submitted April 21, CLL Land I LLC, led by Corner Lot executives, refers to a 115-room hotel and 30 restaurant seats at the site.
No outline of plans is included.
A JEA request means a project is being considered and not that any deal is done or any plans solidified.
CEO Andy Allen said the plans are preliminary and that Corner Lot is working through due diligence for a planned unit development filing. A PUD is a special zoning district that allows for a mix of residential, commercial and industrial uses within a single district.
“We are working through a PUD and look forward to adding another hotel for the downtown area,” he said by text April 22.
Allen said Corner Lot has not filed the PUD application.
He also said Corner Lot did not have a hotel brand.
Corner Lot is a partner in the 100-room Home2 Suites by Hilton Jacksonville Downtown that opened in April 2024 at 600 Park St. in the Brooklyn area of Downtown.
CornerLotDevelopment.com posted June 23, 2022, that it bought The Summit Tower at 1000 Riverside Ave., “one of the most recognizable buildings in Jacksonville.”
Corner lot said that came during a “period of exponential growth and portfolio diversification.”
“The Summit Tower has been a landmark in Riverside and across the Jacksonville skyline for more than half a century,” Allen said in the announcement.
The announcement said the mid-century modern building was designed by architect Taylor Hardwick in 1963. Duval County property records show it was built that year.
“Acquisition of the Summit Tower was the logical next step in Corner Lot’s evolution,” said George Leone, Corner Lot COO, in the announcement.
“It’s natural blend of history and modern architectural design made it a perfect fit for Corner Lot, our mission, and our portfolio.”
In September 2022, Corner Lot announced it signed the Shutts & Bowen law firm to lease space as the signature tenant in the tower. The River & Post restaurant operates on the ground floor and has a rooftop lounge.
The property acquisition included the surrounding parking lots that serve the tower. Corner Lot purchased the structure from Padgett Premiere Properties LLC, whose principals lead Summit Contracting Group, which has relocated to property it bought in Deerwood Center.
Corner Lot, founded in 2009, has development lines that include single-family, multifamily, commercial, urban, hospitality, historic preservation and new home construction.
It says it has developed more than $2 billion in real estate; more than 7,000 single-family homes; more than 100 hotel rooms; more than 30,000 square feet of commercial space; and more than 3,200 multifamily units.
