St Johns County Patel Brothers issued $5.8 million build-out permit

The 26,740-square-foot Indian market will anchor the Shops at Race Track Rd.

A planned Patel Brothers Indian marketplace that would serve as the anchor at the Shops at Race Track Rd in St. Johns County is moving forward.

The county issued a build-out permit for the 26,740-square-foot store Aug. 14 at a cost of $5.8 million. Jacksonville-based Avant Construction Group is the contractor.

Patel Brothers purchased the 4.25-acre site through St John Racetrack Properties LLC for $3.5 million in a deal that closed Nov. 25, 2025.

It would be the second Northeast Florida store for Patel Brothers, with its first in the area operating at 9551 Baymeadows Road in Jacksonville for about a decade.

Patel Brothers was founded in 1974, opening its first store in Chicago. The company website says it operates 52 stores across Arizona, Florida, Georgia, Indiana, Maryland, Michigan, New Jersey, New York, North Carolina, Ohio, Pennsylvania and Virginia.

Shops at Race Track Rd is at 4560 Race Track Road off St. Johns Parkway, about 3 miles west of Interstate 95. Houston-based Hunnington Properties owns the remainder of the shopping center, aside from a corporately owned McDonald’s.

Confirmed tenants include Another Broken Egg Cafe, Avecina Medical urgent care, South Asian establishment Desi Chowrastha, Dutch Bros Coffee, Heartland Dental and McDonald’s. A KFC announced in August 2024 did not materialize, according to the shopping center’s real estate brokerage firm, Atlantic Retail.
