The Coastal Farmer, a restaurant reinventing what it calls the “modern steakhouse,” opened July 3 at the Dune House Hotel & Spa in Atlantic Beach.
The restaurant is part of a full renovation of the property, formerly One Ocean Resort & Spa, at 1 Ocean Blvd.
It serves breakfast, lunch and dinner from a menu mixing seafood and farm-raised proteins, sourcing locally produced ingredients when possible. Purveyors include Congaree & Penn, Black Hog Farm, Down to Earth Farm, County Line Produce, Berry Good Farms, Safe Harbor Seafood and Mayport C&C Fisheries.
“We’re cooking with what the coast gives us, from what the farmers grow to what the boats bring in. The goal is food that’s honest and seasonal, simple in the best sense, and unmistakably of this place,” said Executive Chef Daniel Tederous in a July 6 news release.

The website lists dinner entrees that range from $32 to $42 including flounder, snapper and triggerfish as well as chicken, lamb and pork. A la carte sides are $12 to $16.
Steaks are $45 to $95 and include a 10-ounce filet mignon, 8-ounce flat iron, 16-ounce dry-aged New York strip and a 22-ounce rib-eye.
The lunch menu includes salads and bowls ($12 to $24) and sandwiches ($18 to $40), along with entrees: fish and chips, $32; rock lobster strozzapreti, $38; vegetable curry, $26; and steak frites, $32.
Breakfast entrees range from $20 to $36.
The restaurant is open seven days. Breakfast is 7 to 11 a.m., lunch from 11 a.m. to 2 p.m., happy hour from 3 to 6 p.m. and dinner from 5 to 10 p.m. Reservations can be made on OpenTable.
Semi-private dining rooms seat 6 to 12 and are equipped for business dinners.

In September 2024, Sage Hospitality Group announced the name change, which includes the 193-room hotel as well as the restaurant, spa and fitness facilities. Sage Studio, the company’s in-house design division, oversaw the repositioning and worked with New York-based Islyn Studio on design and branding.
The release did not include renovation costs. Calls to the hotel general manager and restaurant general manager were not returned.
The September release described Dune House as a “soulful, boutique, beachfront escape” designed to blend intentional hospitality with local culture, featuring locally crafted furnishings and globally inspired cuisine intended to connect guests with the spirit of the coast.
In July 2024, Sage Investments, part of Sage Hospitality Group, entered a joint venture with Aspect Real Estate Group, Corner Lot and Kelco Management and Development to buy One Ocean Resort & Spa through ACS One Ocean Propco LLC.
According to previous reporting by the Jacksonville Daily Record on July 11, 2024, a discrepancy emerged between the reported sale price and deed records when One Ocean was sold in June 2024. Ashford Hospitality Trust Inc. disclosed in a Securities and Exchange Commission filing that it sold the property to ACS One Ocean Propco LLC for $87 million, but a June 27 deed recorded the price as $48.62 million. Representatives of Ashford did not respond to requests for clarification, and Sage Hospitality Group declined to comment on the price.
One Ocean, originally known as the Sea Turtle Inn, was built in 1973, according to property records.
