The Hub at Nocatee is moving into permitting as marketing begins in earnest.

The St. Johns River Water Management District is reviewing a minor modification to an environmental resource permit for the 8.07-acre project in the Duval County portion of Nocatee, which is east of Interstate 95.

Plans call for 64,152 square feet of commercial buildings, parking, utilities and associated infrastructure north of Valley Ridge Road and Sawston Road. The site design shows seven multitenant retail buildings around a central gathering space.

The site is near the Publix Super Markets Inc. store in the Marketplace at Nocatee and west of Valley Ridge Boulevard South. 

Sonoc Co. LLC, part of the Winn-Dixie founding Davis family, owns the property. Jacksonville-based England-Thims & Miller Inc. is the civil engineer. 

The Franklin Street commercial real estate company is marketing The Hub at Nocatee to tenants.

Its brochure calls The Hub at Nocatee “a lively urban retail center” that will serve as the main entrance to the Nocatee master-planned community, which is primarily in St. Johns County south of Duval County. 

Franklin Street says the surrounding area includes more than 2,000 single-family homes and more than 2,000 multifamily residences.

The Hub at Nocatee unit sizes range from 1,261 to 5,064 square feet. Spaces can be combined. Uses include entertainment, food-and-beverage special, medical, pet, restaurant and service.

Franklin Street’s brochure describes The Hub as a future “go-to destination for families seeking a mix of entertainment, dining and everyday conveniences.

“The Hub at Nocatee will offer a balanced experience that combines suburban ease with the energy and accessibility of an urban environment.”

The project is at 75 Irondale Road and comprises seven buildings.

Franklin Street indicates it is negotiating at least six letters of intent, has three letters out for signature and has signed four that comprise two restaurants, one service provider and a pet tenant, with 19 spaces available.

Uses include entertainment, food-and-beverage, medical, pet, restaurant and service.

The Franklin Street leasing team comprises Managing Director Ricky Ostrofsky, Associate Director Kaelyn Cassidy and Senior Associate Jessica Etchieson along with Courtney Bissett-Hayes with Center Connect Development.

Tampa-based Center Connect Development announced July 6 it plans to complete the center for retail, dining, entertainment and community events in Nocatee in 2028.

The company has built two similar concepts in Land O’Lakes and Wesley Chapel.

Businesses at those developments include pet grooming, martial arts studios, barbershops, escape rooms, nail salons, a candle bar and golf simulators.

Dining options include ice cream shops, sports bars and restaurants specializing in Caribbean, Indian and Vietnamese cuisine.

The Hub at Nocatee includes an open-air courtyard with outdoor seating, weekend live music and events and dedicated golf cart parking.

The Hub at Nocatee is not connected with The Hub Brooklyn, which opened in January at 400 Riverside Ave. in Jacksonville.
